A new development approved by the Alexandria City Council on Saturday, September 15, 2018 will bring retail, multifamily residential (including several affordable units) and a daycare center to 1200 and 1230 North Henry Street.
The development special use permit allows construction a 7-story mixed-use
building with 115 residential apartment units, ground floor retail and daycare uses. The building will provide 11 dedicated affordable dwelling units and is designed to serve as a gateway to the Braddock Neighborhood.
A key discussion point at Planning Commission and City Council was whether a contribution to the Braddock Open Space and Community Amenities Funds should be calculated on the bonus density associated with affordable housing and up to 10,000 square feet of the day care center, as well as whether the contribution should be calculated on gross versus net square footage. Council ultimately decided to exclude the bonus density from the calculation, but continue to calculate the contribution on gross square footage. The applicant then agreed to reinstate a voluntary affordable housing contribution to the city’s Housing Trust Fund.
